Hints for Buying or Selling a Home

For those buying or renting:
     *Know your credit score!  Ordering a credit report now can save you time later.  If there are any problems with your report start to fix them right away.  It can be as quick as one phone call or it may require more effort on your part but don't delay on improving your credit score.  If buying, it will affect your interest rates and qualifications.  For renters a low credit score could mean not qualifying to rent.  Our agents can recommend several local loan officers who may be able to assist you.
      *When looking for housing prioritize your wishes.  Is a shorter commute time more important than a larger home?  Do you have school age children?  Does your family like outdoor activities or are you happier in a city environment?  Our agents are familiar with the counties surrounding the local bases and can help you find a home to fit your family's needs.
     *Find a qualified agent to assist you with your home search.  At RE/MAX Heritage our agents are highly trained and receive continuing education throughout their careers.  An agent can take the guess work out of the buying or renting process.  That means less stress for you and your family.  We are never too busy to help you find the right home.

For those selling a home:
    
  *Make your house anonymous.  Remove all your personal photos, trophies  and memorabilia.  You will want to make your house look like anyone could live there.  It will be easier for potential buyers to view your home as their potential home.
     *Unclutter the house.  This can be a difficult task after living anywhere for over six months.  Clutter can make your house seem old or not well cared for.  By removing clutter it will make your home seem brighter and more open.  Don't forget to unclutter cabinets and closets that will be opened by your potential buyer.  Furniture can make a home seem cluttered too.  Consider taking extra furniture and boxes to a separate storage facility.  Putting more things in your basement storage area may make that room seem small and cluttered too.
     *Do not remodel, but do invest in repairs and improvements.  You will not recoup the expense of remodeling your home.  Small repairs such as fixing squeaky doors, leaking faucets and cleaning stained carpets should be done before the house is put on the market.  Those problems can sometimes make a buyer think the home was not well cared for and could be the difference of buying your home or another.  Consider replacing worn cabinet handles, old light fixtures and even faucets to give your home a newer, cleaner, updated look.  Painting can be your best investment when selling your home.  It is a cheap, fast way to make a room look fresh.  Off white paint will help a room look spacious and bright.
     *Give your home curb appeal.  We all know how important first impressions are in selling a home.  Make the front of your home inviting.  Plant bushes if your yard looks blank.  Keep the grass cut and trimmed.  Plant mature fresh flowers in a variety of colors.  Check for peeling or cracked paint on the house, shutters and front door.  Polish the brass on the front door and replace the door mat with a plush one.  All these things will give a buyer the best first impression.
